Air Management
Expert Air Hygiene for a Healthy, Safe, and Productive Environment
Ensuring TR19 compliance, mitigating fire risk, and improving indoor air quality for your workplace.
The quality of the air within your building is a critical component of a safe and productive environment. Poorly maintained ventilation systems can circulate dust, allergens, and harmful microbes, leading to staff illness and reduced productivity. More critically, certain systems, like kitchen extracts, can pose a significant fire risk if not professionally cleaned and managed.
At Water & Air Management, we provide a complete range of air hygiene services designed to protect your people, ensure your premises are compliant with UK regulations, and keep your systems running efficiently.
Why Air Hygiene is a Critical Health and Safety Responsibility
As a building manager or owner, you have a legal duty of care to provide a safe and healthy environment. This duty extends to the air your staff, visitors, and tenants breathe. The key drivers for air hygiene management are:
Health & Wellbeing
Under the Workplace (Health, Safety and Welfare) Regulations 1992, employers must provide a sufficient quantity of fresh or purified air. Failure to do so can contribute to “Sick Building Syndrome,” a condition linked to symptoms like headaches, fatigue, and respiratory irritation, leading to increased absenteeism and poor morale.
Fire Safety & Insurance
In commercial kitchens, grease build-up in extractor systems is a major fire hazard. Regular, professional cleaning to TR19 standards is not only essential for safety but is also a common requirement for building insurance policies to remain valid.
Our Complete Air Hygiene and Ventilation Services
We offer a comprehensive suite of air hygiene services to ensure you meet all your compliance obligations. Our expert team works to the highest industry standards, including BESA TR19 Grease, BS EN 15780 for general ventilation, and HTM 03-01 for specialist healthcare environments, keeping your systems safe, clean, and efficient.
Our Air Hygiene Capabilities:
Kitchen Extract Cleaning (TR19)
We provide a full, certified cleaning service for commercial kitchen extract systems in line with BESA’s TR19 Grease guidelines. Our deep cleaning removes the dangerous build-up of grease from canopies, filters, and ductwork, significantly reducing the risk of fire and ensuring you meet your legal and insurance obligations.
Ventilation Ductwork Cleaning
Over time, general ventilation systems can accumulate dust, debris, and microbial contaminants. Our professional ductwork cleaning services remove these pollutants, improving indoor air quality, enhancing system efficiency, and ensuring compliance with standards like BS EN 15780.
Indoor Air Quality (IAQ) Assessments
If you have concerns about the health of your indoor environment, our IAQ assessments provide a scientific analysis of your air quality. We test for a range of factors including temperature, humidity, CO2 levels, and airborne microbial contaminants, providing you with a detailed report and actionable recommendations.
Local Exhaust Ventilation (LEV) Testing
For environments where work processes create hazardous dust or fumes, we provide thorough examination and testing of LEV systems. This ensures your systems are providing adequate protection for your employees and that you are compliant with COSHH regulations.
Fire Damper Testing & Remedials
Fire dampers are a critical life-safety feature in your ventilation system. We provide annual inspection, testing, and remedial works to ensure they function correctly in the event of a fire, as required by law.
Your Assurance of Quality and Compliance
To provide the highest level of service and give you complete confidence, we are proud members of the Building Engineering Services Association (BESA) and are approved Vent Hygiene Register (VHR) contractors. These accreditations are your guarantee that our work is carried out to the most stringent industry standards by fully trained and competent professionals.
The Integrated Advantage
We uniquely understand how water systems can impact air quality, providing a holistic approach to building health that sets us apart from our competitors.
Your Air Hygiene Questions Answered
What is TR19 and is it a legal requirement?
TR19 is the industry-leading guidance document from BESA for the cleaning of ventilation systems. While the document itself is not law, complying with it is considered the best way to meet your legal duties under the Health and Safety at Work etc. Act 1974. It is also a standard that is frequently required by insurance companies for commercial kitchen policies.
How often should my kitchen extract be cleaned?
The frequency depends on the level of use. According to TR19 guidelines, heavy use (12-16 hours a day) requires cleaning every 3 months, moderate use (6-12 hours a day) every 6 months, and light use (2-6 hours a day) every 12 months.
What are the signs of poor indoor air quality?
Common signs include staff complaining of symptoms like headaches, fatigue, dry eyes, or a blocked nose that improve after they leave the building. Other indicators can be unusual odours, visible dust coming from vents, or evidence of mould growth.
